Open house invitation reel script: 3 tones with the date/time card layout

An open house invitation reel has one job: get the date, time and address onto a card a viewer can screenshot. Everything before the card is a 10-second reason to want to come. The three scripts below — warm, luxury, and high-energy — all run hook → two best rooms → the card, 12–16 seconds total, with the card layout specified so the details are readable on a phone.
The open house invitation is the most functional reel in the library: it exists to get four lines of text onto a viewer’s camera roll. That changes the design. The property beats are short because they’re a reason, not a tour; the card is long because it’s the payload; and the whole thing runs 12–16 seconds because, as the length guide covers, the invitation is a completion-first format.
The card layout. Four lines, ordered largest to smallest:
- Day and date — “Saturday, Sept 13” — the biggest type on the card.
- Time window — “1–3 PM” — directly under it.
- Street address — full, so it’s searchable from the screenshot.
- One call to action — “Come by” / “Appointments by request” — the smallest line.
Centered, high contrast, held for a minimum of three seconds — long enough to screenshot without pausing. Price stays in the caption; on the card it competes with the details that matter. Common questions
When should the open house reel go up?
Three to five days before, with a same-day reminder as a story. Post it earlier and it scrolls out of the feed before the weekend; post it the morning of and only your existing followers see it in time. If the listing is new, the just-listed reel can carry the open house date on its card and do both jobs.
What goes on the end card?
Day and date on one line, time window on the next, then the street address, then one call to action. Four lines, largest to smallest, centered, held for at least three seconds. Skip the price on the card — it's in the caption, and it crowds the details people are screenshotting.
Should the invitation reel show the whole house?
No — two rooms, maybe three. The invitation's job is to create a reason to come, not to substitute for coming. Save the full tour for the just-listed reel and the recap for after the event.
Do I need a different reel for a broker's open?
Same structure, different card: swap the address line for the broker-only note and the RSVP contact. Keep it off public feeds unless your MLS rules and the seller are fine with the public seeing a broker event.
