Real estate reel hooks that get views

The motion gets people to stop; the hook decides whether they stay. Most agent reels bury the hook or skip it entirely. Here are the formulas that work, how to structure the caption underneath, and the copy traps that can get a post — or a license — in trouble.

What a hook has to do

In the first 1–2 seconds, before anyone reads a caption, the on-screen text and opening frame have to answer “why should I care?” A hook is a promise or a pattern-break, not a label. “New listing” is a label. “$400k gets you this in Grand Rapids” is a hook.

Seven hook formulas that work for listings

  • Price-to-value: “This is what $525k buys on the east side.”
  • The standout feature: “Wait until you see the back yard.”
  • The question: “Guess the price before the end.”
  • The number: “3 things I’d change about this house — and 3 I’d never touch.”
  • The contrast: “Boring street. Not-boring house.”
  • The scarcity (only when true): “Homes on this block don’t last a weekend.”
  • The POV walk-in: “Come see the listing everyone’s asking about.”

A caption structure that converts

The video sells the feeling; the caption closes the details. A reliable shape:

  1. Line 1 — re-hook. Repeat or extend the on-screen hook so it works even with sound off.
  2. The facts. Beds, baths, square footage, neighborhood, price guidance.
  3. The one detail the photos can’t convey (the light at 5pm, the school-run walk, the reno year).
  4. One call to action. “DM me ‘TOUR’ for a private showing.” Just one.
  5. A few tight hashtags — city, neighborhood, and “realtor”/“justlisted,” not thirty generic ones.

Watch the copy: describe the property, never the ideal buyer. “Perfect for a young family,” “great for professionals,” and “safe, churchgoing neighborhood” all steer toward or away from protected groups and can breach fair-housing rules. Test, then reuse what wins

Hooks are the cheapest thing to A/B. Post the same listing with two different opening lines a few days apart and watch retention in the first three seconds. When a formula wins for your market, make it your template and vary the specifics.
