How the estimate is worked out
Assessed value is the home value times the assessment ratio, less exemptions. Annual tax is the assessed value times the tax rate; the monthly figure is that divided by 12. The projection grows the home value by the yearly growth you enter and recomputes the tax, assuming the rate and exemptions stay the same.
Using it with buyers
- Use the listing’s tax figure to find the rate, then re-run it at the likely sale price to show the reassessed tax.
- Show the monthly figure so buyers see how tax sits inside the payment.
- Compare two homes in different areas at the same price.
- Point them to the county assessor for exact numbers, exemptions and appeals.
Add it to the full payment with the mortgage payment calculator, see the home buyer closing cost estimator, or check the home affordability calculator. More in the free tools for real estate agents.
Common questions
How is property tax calculated?
Property tax is the assessed value times the local tax rate. The assessed value is the market value times the assessment ratio your area uses (often 100%, but some places assess a fraction), less any exemptions such as a homestead exemption. Rates are set by the county, city, school district and other local bodies, and are often quoted as a percentage of value or as mills (dollars per $1,000).
What is a mill rate?
A mill is one-tenth of a cent: $1 of tax per $1,000 of assessed value. A rate of 15 mills equals 1.5%. Enter the rate as a percentage here, so divide mills by 10.
What property tax rate should I use?
Use the rate on the seller’s tax bill or the county assessor’s website, and remember that a sale can trigger a reassessment at the new price in many areas, so the seller’s bill may understate what a buyer will pay. Typical effective rates in the US run from well under 1% to over 2% of value depending on the state.
Does this include the cost of the whole mortgage payment?
No, only the tax. For the full monthly payment with tax, insurance, HOA and PMI use the mortgage payment calculator.
Is this tax advice?
No. It is an estimate from the figures you enter. Exemptions, caps, special assessments and reassessment rules vary by place. Check with the county assessor or a tax professional.
Does the calculator save what I enter?
No. Amounts, names and contact details stay in your browser and are not sent to Kadapt, stored, or used in analytics. The only thing counted is that someone pressed the print or image button.
