How the estimate is worked out
Each line is either a flat amount, a percentage of the purchase price or a percentage of the loan (the price less the down payment). The lines you leave ticked are added into the closing costs. Cash to close is the down payment plus the closing costs, less any seller credit and less earnest money already paid. The sheet also shows the closing costs as a percentage of the price, which is handy against the common 2% to 5% rule of thumb.
Using it with buyers
- Run it early, before they fall in love with a price, so cash to close is not a surprise.
- Swap in the lender’s numbers from the Loan Estimate as soon as they arrive, and your local title and transfer tax figures.
- Show what a seller credit does to cash to close if you plan to ask for one.
- Print one sheet for each price they are considering.
What the estimate leaves out
It does not know about points, local taxes, special assessments, lender-specific charges or moving costs. Treat it as a conversation starter, not a promise, and nothing here is financial advice.

Common questions
What are buyer closing costs?
Closing costs are the fees and prepaid items a buyer pays at the end of a purchase on top of the down payment. They commonly include lender fees, an appraisal, a home inspection, title and settlement or escrow charges, recording fees, any transfer taxes the buyer pays, and prepaid items such as the first year of homeowners insurance and money set aside in an escrow account.
How much are closing costs for a buyer?
It varies a lot by place, loan and price. A common rule of thumb is roughly 2% to 5% of the purchase price, but some areas and loans run outside that. The defaults in this estimator are typical ranges, not quotes: replace them with figures from the lender’s Loan Estimate and the title or closing company as soon as you have them.
What is cash to close?
Cash to close is the total a buyer needs to bring to closing: the down payment plus closing costs, less any credits (for example a seller credit) and less money already paid, such as an earnest money deposit that is applied to the purchase. The final number is on the lender’s Closing Disclosure.
Can I edit the line items?
Yes. Every line has an editable name, a type (a flat amount, a percentage of the price or a percentage of the loan) and a value. Untick a line to leave it out, remove it, or add your own lines for anything local such as attorney fees or a survey.
Is this a loan estimate or a quote?
No. It is an estimate built only from the figures you enter and the typical defaults shown. It is not a Loan Estimate, a Closing Disclosure, a quote from a lender or title company, or advice. Ask a licensed lender for a Loan Estimate and a title or closing company for their fees.
Does the estimator save what I enter?
No. The prices, names and contact details stay in your browser and are not sent to Kadapt, stored, or used in analytics. The only thing counted is that someone pressed the print or image button, never what was on the sheet.
