Why use a listing presentation checklist
A listing appointment is won or lost on preparation. A checklist keeps you from arriving without the comparable sales, forgetting the listing agreement or skipping the questions that tell you what the seller really wants. It also gives you a repeatable routine, so every appointment gets the same care.
What the checklist covers
- Before the appointment: research the property, pull comparable sales and confirm the time.
- What to bring: documents, your marketing examples and something for the seller to keep.
- CMA talking points: how you chose comparables, what adjustments mean and the range of outcomes.
- Your marketing plan: photos, video, listing copy, online and offline promotion and open houses.
- Questions for the seller: timing, goals, condition, past work and what matters most.
- Follow-up: thank-you, promised information and next steps.
Every line is about the property, the process and the seller’s own goals. Nothing prompts you to ask who lives there or who might buy it, so the checklist stays fair-housing safe.
Using it
- Add your details and pick a brand colour.
- Untick items that do not apply and add your own for each section.
- Print it, or save it as a PDF, and tick items as you prepare.
- Keep one copy with the seller’s file after the meeting.

Common questions
Is the listing presentation checklist really free?
Yes. There is no signup and no watermark. The checklist is built in your browser and you can print it, save it as a PDF through the print dialog, or download it as a PNG image.
Does Kadapt see what I type?
No. Your name, brokerage, the seller name, the property address and any items you add are used only to draw the checklist on your own screen. Nothing is sent to Kadapt, stored, or used in analytics. The only thing counted is that someone pressed print or download, never what was on the sheet.
What is a listing presentation?
It is the meeting where an agent explains to a prospective seller how they would price, market and sell the home, and why the seller should hire them. This checklist covers what to prepare before the meeting, what to bring, what to say about the market analysis, how to describe your marketing plan, what to ask the seller and how to follow up.
Can I edit the items?
Yes. Untick anything you do not need, and add your own lines in the box under each section. Every brokerage and market works a little differently, so treat the list as a starting point.
Are the CMA talking points a pricing recommendation?
No. They are reminders of what to cover when you explain your comparable market analysis. The numbers and the pricing advice come from your own research, your market and your broker.
Why are the seller questions only about the property and the sale?
The questions cover timing, condition, goals, past work and the sale itself. They do not ask about who lives in the home or who the seller hopes will buy it, which keeps the conversation clear of fair housing problems. Keep it that way when you add your own lines.
Can I leave the seller and address blank?
Yes. Blank fields print as write-in lines, so you can print one master copy and photocopy it for each appointment.
