Real estate income goal calculator

Start from the take-home income you want and work back to the gross commission and the number of transactions it takes, with an optional listing and buyer mix and a conversion funnel built from your own ratios. Every assumption is written on the sheet. Print it, save it as an image or copy the summary. A planning estimate, not tax advice. Everything stays in your browser — nothing you type is sent or stored.

Income goal

Typical transaction

Conversion funnel (optional)

These three ratios are placeholders, not benchmarks. Replace them with your own numbers from your own records, or clear a box to stop the funnel at that step.

In the print dialog choose “Save as PDF”. A planning estimate built from the figures you enter. Not tax, legal or financial advice.

INCOME GOAL PLAN
Planning estimate, not tax advice. Every figure on this sheet comes from the assumptions entered above: the tax reserve, brokerage share, commission rate and any funnel ratios are the user’s own and are not benchmarks. Real results will vary with the market, lead sources, deals that fall through and tax rules. Check tax with an accountant.

How the numbers are worked out

The calculator works backwards from the take-home figure you want. The tax reserve is a share of your income before tax, so income before tax is the goal divided by one minus the reserve. Add business expenses to get the commission you need to keep after your brokerage takes its share. Divide that by one minus the brokerage share to get the gross commission you need to earn. Divide by the commission on a typical sale (price times your commission rate) for the number of transactions, rounded up to whole deals.

Assumptions to say out loud

  • Tax reserve: a planning placeholder. Your real tax depends on where you live, how you are set up and what you can deduct; ask an accountant.
  • Brokerage share: the share of gross commission that goes to the brokerage, including any splits and fees you can express as a percentage. Caps and flat fees are not modelled.
  • Commission rate: what your side of a typical sale pays you before the brokerage share, not a market rate.
  • Funnel ratios: your own assumptions. The tool does not know your market or your lead sources, and it does not claim any ratio is normal.
  • Not included: referral fees, seasonality, deals that fall through, and any change in your costs as you grow.

Using it

  1. Start with the take-home number you actually want, then try a lower and a higher average price to see how much the deal count moves.
  2. Fill the funnel with ratios from your own last twelve months, then see what that implies for weekly conversations.
  3. Print the sheet or copy the summary into your planning notes. It is a planning estimate, not tax advice.

Common questions

How is the gross commission worked out?

It works backwards. Income before tax is your take-home goal divided by one minus the tax reserve. Add business expenses to get the commission you must keep after the brokerage, then divide by one minus the brokerage share to get the gross commission you need to earn.

What does the tax reserve mean here?

It is the share of your income before tax that you plan to set aside for tax. Take-home goal $100,000 with a 25% reserve means about $133,333 before tax. The percentage is a placeholder you choose. Your real tax depends on where you live, how you are set up and what you can deduct, so ask an accountant. This is a planning estimate, not tax advice.

How many transactions is that?

Gross commission needed divided by the commission on a typical transaction (average sale price times your commission rate). The sheet shows the exact figure and a whole-number figure rounded up, plus the monthly average.

Are the funnel ratios benchmarks?

No. The three ratios start as placeholders so the section shows something, and they are not industry figures. Replace them with ratios from your own records, or clear a box and the funnel stops at that step.

What if I earn flat fees or have a brokerage cap?

This calculator uses a single percentage for the brokerage share. If your brokerage uses a cap or a flat fee per deal, enter the percentage that matches your average year, or work it out with the commission split calculator first.

Does the calculator save what I enter?

No. Values stay in your browser and are not sent to Kadapt, stored, or used in analytics. The only thing counted is that someone pressed the print, PNG or copy button, never what was on the sheet.
