Price per square foot calculator

Enter a price and a size to get the price per square foot or square metre, and compare up to five listings or comps side by side. Everything stays in your browser — nothing you type is sent or stored.

Home Price Size (sq ft) Price per sq ft Per sq m vs average

A quick comparison, not an appraisal or valuation. Price per square foot ignores condition, location, lot, layout, finishes and sale date, and compares fairly only when every size is measured the same way. For a price opinion use a comparative market analysis or an appraisal.

How the calculator works

Each row divides the price by the size you enter. Pick square feet or square metres with the toggle and the size column is read in that unit; the calculator shows the price per unit in both, using 1 square metre = 10.764 square feet. The last column compares each home with the plain average of the rows you filled in. With only a few homes that average moves a lot with a single outlier, so read it as a prompt to look closer rather than as a verdict.

Using it to compare comps

  • Put your subject home in the first row and the recent sales or active listings you are comparing below it.
  • Use the same size measure for every row. If one listing quotes gross area and another interior area, the gap is partly just measurement.
  • Compare homes that are alike where it matters: similar area, type, age and condition, and sales from the same recent period.
  • Keep every price in one currency. The symbol is a label and nothing is converted.
  • Treat a large gap as a question to answer, not a result: a lower rate might mean a worse location or a smaller lot as easily as a bargain.

What price per square foot cannot tell you

Smaller homes often cost more per square foot than larger ones, because kitchens, bathrooms and the land cost something whatever the size. Two homes with the same rate can be worth very different amounts, and a home with an unusual layout, a basement counted differently or a premium location can sit far from its neighbours on a per-square-foot basis. The figure is a quick screen. It does not replace a comparative market analysis, an appraisal or local knowledge.

Common questions

How do you calculate price per square foot?

Divide the price by the floor area in square feet. A home priced at 450,000 with 1,800 square feet works out at 250 per square foot. For square metres, divide by the area in square metres instead.

How do I convert between square feet and square metres?

One square metre is about 10.764 square feet, so multiply square metres by 10.764 to get square feet, or divide square feet by 10.764 to get square metres. The calculator does this for you and shows both prices per unit.

Is price per square foot the same as an appraisal or valuation?

No. It is a quick way to compare homes of different sizes, not a valuation. Condition, location, lot, layout, finishes, parking, views and the date of sale all move the value, and none of them are in the arithmetic. Use it as a first look, then rely on a proper comparative market analysis or appraisal.

Which square footage should I use?

Use the same measure for every home you compare. Listings can quote gross, net, living or interior area, and some include garages, basements or balconies while others do not, and measurement standards differ between places. A price per square foot only compares fairly when the areas are measured the same way.

Does the calculator save the prices I enter?

No. The prices, sizes and labels stay in your browser and are not sent to Kadapt, stored, or used in analytics. The only thing counted is that someone pressed the copy button.

Can I use a currency other than dollars?

Yes. Choose a symbol from the list or type your own. The symbol is only a label: the calculator does no currency conversion, so compare listings priced in the same currency.

How many homes can I compare?

Up to five at once. A common use is your subject listing in the first row and four recent sales or active listings below it. The calculator shows each home’s price per unit and how far it sits above or below the average of the homes you entered.
