How the VA payment is worked out
The base loan is the price less the down payment. The funding fee, if financed, is added to it, giving the total loan. Principal and interest come from the standard amortization formula. There is no monthly mortgage insurance. Property tax, insurance and HOA dues are added as entered. Pay at closing keeps the fee out of the loan and shows it as cash alongside the down payment. Other closing costs are excluded.

Common questions
What is a VA loan?
A VA loan is a mortgage guaranteed by the U.S. Department of Veterans Affairs for eligible veterans, service members and some surviving spouses, made by an approved lender. It typically allows no down payment and has no monthly mortgage insurance, but most borrowers pay a one-time VA funding fee.
How much is the VA funding fee?
For a first-time use of the benefit on a purchase the fee is currently 2.15% of the loan with no down payment, 1.5% with 5% to under 10% down and 1.25% with 10% or more down. It is 3.3% for repeat use with no down payment. Veterans receiving VA disability compensation, and some others, are exempt. The fee can usually be financed into the loan. Rates change, so confirm current VA figures with the lender.
Can I pay the VA funding fee at closing instead of financing it?
Yes. Choose Pay at closing to keep the funding fee out of the loan, or Add to loan to finance it. Paying at closing reduces the financed balance and interest but needs more cash up front. This calculator shows down payment plus any cash funding fee; other closing costs are separate. Confirm your fee and any exemption with the lender.
Is there mortgage insurance on a VA loan?
No monthly mortgage insurance (PMI or MIP) is charged on VA loans, which is a main reason the monthly payment can be lower than for a similar conventional or FHA loan.
How is the monthly payment worked out?
The base loan is the price less the down payment. The funding fee, if financed, is added to give the total loan. With a monthly rate r and n payments, principal and interest are loan × r ÷ (1 − (1 + r)^−n). Property tax, insurance and HOA are then added.
Is this a loan offer or a quote?
No. It is an estimate built from the figures you enter, not a pre-approval, Certificate of Eligibility, Loan Estimate or advice. Ask a VA-approved lender.
Does the calculator save what I enter?
No. Amounts, names and contact details stay in your browser and are not sent to Kadapt, stored, or used in analytics. The only thing counted is that someone pressed the print or image button.
