Why give buyers a stage-by-stage checklist
First-time buyers meet a lot of unfamiliar steps in a short time. A single sheet that shows where they are, what comes next and what to ask gives them confidence, cuts down on repeated questions and puts your name in front of them at every stage.
What the checklist covers
- Budget: savings, monthly payment comfort, credit report and the costs beyond the price.
- Pre-approval: documents for the lender, rate and loan type questions, and keeping finances steady.
- Search: must-haves for the property, showings, and comparing homes on the same footing.
- Offer: price, contingencies, deposit and deadlines.
- Inspection: booking a licensed inspector, reading the report and the appraisal.
- Closing and move-in: final walk-through, funds, insurance, keys and the first weeks in the home.
It is a general guide, not legal or financial advice. Steps and timing vary by location and lender, so edit the list to match how things work where you practise.
Using it
- Add the buyer name, a target area and your contact details.
- Untick items that do not apply and add local ones (first-time buyer programs, HOA documents) as extra lines.
- Print it, or save a PDF or PNG, and go through it with the buyer at your first meeting.
- Refer questions about money or contracts to a licensed lender or attorney.

Common questions
Is the first-time home buyer checklist really free?
Yes. There is no signup and no watermark. The checklist is built in your browser and you can print it, save it as a PDF through the print dialog, or download it as a PNG image.
Is this legal or financial advice?
No. It is a general guide to the usual stages of buying a home. Rules, fees, forms and timelines differ by state, country and lender, so buyers should check each step with a licensed lender, attorney or other qualified professional.
What stages does it cover?
Budget and savings, mortgage pre-approval, the home search, making an offer, inspection and due diligence, closing, and move-in. Each stage has its own short list of items with a tick box and a notes line.
Can I edit the items and add my own?
Yes. Untick anything that does not apply and add your own lines in the box under each stage, such as a local program or a document your lender asks for. Each stage keeps its own extra items.
What is the notes column for?
Every item has a tick box and a notes line beside it, for a date, a contact name, an amount or a question for your agent.
Does Kadapt see what I type?
No. Your name, contact details, the target area and any items you add are used only to draw the checklist on your own screen. Nothing is sent to Kadapt, stored, or used in analytics. The only thing counted is that someone pressed print or download, never what was on the sheet.
Why is everything about the process and the property?
The checklist covers money, paperwork and the building. It does not prompt anyone to judge neighbours or the type of people who live nearby, which keeps it clear of fair housing problems.
