Why hand buyers a tour checklist
After the third showing in a day, every kitchen blurs into the last one. A sheet with your name on it gives buyers something to hold, something to write on, and a reason to keep your number. It also makes the debrief easier: the notes column tells you what they actually noticed.
What the handout covers
- Outside and first impressions: roof, walls, drainage, driveway and entrance.
- Room by room: living areas, kitchen, bathrooms and bedrooms, with things to look and listen for.
- Systems and structure: heating, cooling, water, electrics, windows, damp and storage.
- Questions to ask: age of systems, recent work, what is included, costs and timing.
- Notes and decision: space for overall thoughts and a gut-feel rating.
Every line is about the property. Nothing prompts buyers to rate the neighbours or the people nearby, so the sheet stays fair-housing safe. It is a viewing aid, not an inspection.
Using it at a showing
- Add your contact details and pick a brand colour.
- Untick items that do not apply (no basement, no garden) and add local tips as extra lines.
- Print one copy per showing, or one master with the property line blank to write in.
- After the tour, sit down with the notes and decide what to see next.

Common questions
Is the buyer home tour checklist really free?
Yes. There is no signup and no watermark. The handout is built in your browser and you can print it, save it as a PDF through the print dialog, or download it as a PNG image.
Does Kadapt see what I type?
No. Your name, contact details, the buyer name, the property address and any items you add are used only to draw the handout on your own screen. Nothing is sent to Kadapt, stored, or used in analytics. The only thing counted is that someone pressed print or download, never what was on the sheet.
How do buyers use it?
Print one copy per showing. The buyer ticks items as they look around, writes short notes in the notes column and jots answers to the questions at the end. Leave the buyer, property and date lines blank to write them in by hand, or fill them in first.
Can I leave the property address blank?
Yes. Blank buyer, property and date fields print as write-in lines, so you can print one master copy and photocopy it for each showing.
Why are all the items about the property?
The checklist covers the building, its systems and the questions worth asking about the property. It does not prompt anyone to judge neighbours or the type of people who live nearby, which keeps it clear of fair housing problems. For schools, crime and similar facts, point buyers to official sources instead.
Can I add my own items or questions?
Yes. Untick anything you do not need, and add your own lines in the box under each section. Each section keeps its own extra items.
Is this a home inspection?
No. It is a memory aid for a viewing. It does not replace a professional inspection, and ticking an item does not mean the thing was checked by a qualified person. Recommend a licensed inspector before any purchase.
