Home maintenance checklist
A printable seasonal and annual home maintenance checklist a new homeowner can keep — monthly, spring, summer, fall, winter and once-a-year jobs. Edit the items, add your name and contact details and use the notes column beside every line. Makes a handy closing gift or past-client touchpoint. A general guide, not professional advice. Nothing you type is sent or stored.

A closing gift that stays on the fridge
New owners often do not know what upkeep a home needs or when. A short seasonal checklist with your name and number at the top is a practical closing gift, and a natural reason to check in with past clients each season.
What the checklist covers
- Monthly: alarms, filters, leak checks and quick looks around.
- Spring and summer: roof and gutters, cooling, exterior, vents, trees and irrigation.
- Fall and winter: heating, chimney, weatherproofing, frozen pipes, leaks and drafts.
- Once a year: insurance, water heater, caulk, electrical panel, pests and paperwork.
It is a general guide, not professional advice. Climate and equipment vary, so edit the list for your area: add snow, hurricane, wildfire or well and septic items as extra lines.
Using it
- Add the homeowner name, the property and your contact details.
- Untick items that do not apply and add local ones as extra lines.
- Print it, or save a PDF or PNG to email with a closing-day note.
- Refer questions about repairs or safety to a licensed contractor or inspector.

Common questions
Is the home maintenance checklist really free?
Yes. There is no signup and no watermark. The checklist is built in your browser and you can print it, save it as a PDF through the print dialog, or download it as a PNG image.
Is this professional advice?
No. It is a general guide to routine upkeep a homeowner often keeps on top of. Homes, climates and equipment differ, so follow the maker's instructions and ask a licensed contractor, inspector or other qualified professional about your own home.
What does it cover?
A monthly list, a list for each of spring, summer, fall and winter, and a once-a-year list covering safety devices, filters, gutters, heating and cooling, plumbing, the exterior, and paperwork.
Can I edit the items and add my own?
Yes. Untick anything that does not apply and add your own lines in the box under each section. Each section keeps its own extra items.
What is the notes column for?
Every item has a tick box and a notes line beside it, for a date, a company name, a price or a question.
Does Kadapt see what I type?
No. Names, contact details, the property address and any items you add are used only to draw the checklist on your own screen. Nothing is sent to Kadapt, stored, or used in analytics. The only thing counted is that someone pressed print or download, never what was on the sheet.
Why would an agent give this to a client?
A one-page home maintenance checklist is a useful closing gift or a past-client touchpoint: it stays on the fridge or in a folder, carries your name and contact details, and gives you a reason to check in each season.
Why is everything about the property?
The checklist covers the building and its systems only. It does not prompt anyone to judge people or neighbourhoods, which keeps it clear of fair housing problems.
