Real estate flyer maker
Make a one-page for-sale property flyer: photo, price, address, key facts, features and your contact details, in three layouts. Save it as a PDF in US Letter or A4. Photos and logos stay in your browser — nothing is uploaded.

What goes on a property flyer
A listing flyer is picked up, glanced at and either kept or dropped in a few seconds, so lead with what a buyer wants to know first: one strong photo, the price, the address, bedrooms, bathrooms and square footage. Under that, a two-line description and a short list of features, then your contact details. Keep the features to the things that are true and specific, such as “new roof (2023)” rather than “lovely home”.
Flyer or poster?
Use a flyer for the property: the handout that sits on the counter at a showing, goes in a flyer box or is attached to an email. For an event, such as a Saturday afternoon open house, the open house poster maker puts the date and time in a big banner.
Choosing a layout
- Classic puts the photo across the top with the details underneath. It suits most listings and any photo shape.
- Full-page photo lets a striking exterior or view fill the page behind a white details card. It works best with a portrait or square photo.
- Side photo gives the details a tall column beside the photo, which fits longer feature lists.
Printing tips
- In the print dialog choose “Save as PDF”, set scale to 100% and turn margins off.
- Pick the paper size your printer actually holds: US Letter in North America, A4 elsewhere.
- Use a photo at least 1,500 pixels wide. Small photos print soft.
- Print one copy first and check the phone number and email digit by digit.
- Heavier paper (about 100 gsm / 28 lb or more) looks better than thin office stock.
Adding a QR code
Paste an https link and the flyer gets a QR code that opens it, such as the listing page or a photo gallery. For a plain link code you can also download as an image, there is the listing QR code generator. Keep the code at least 2 cm (about 0.8 in) square, leave the white border, and scan the printed copy with your phone before you print more.
A fair-housing note
Describe the property, not the people who might live there. “Four bedrooms and a fenced garden” is safe; “perfect for a young family” is not. Paste your description into the fair housing copy checker before you print, and check with your brokerage about any logo, licence number or disclosure it requires on printed ads. This tool does not add or check any of those for you.

Common questions
Is the real estate flyer maker really free?
Yes. There is no signup and no watermark. The flyer is built in your browser and you save it as a PDF, or print it, through your browser’s print dialog.
Are my photo, logo and listing details uploaded anywhere?
No. The photo and logo are read by your own browser to draw the flyer, and the text you type is used only to draw it on your screen. Nothing is sent to Kadapt or stored. The only thing counted is that someone pressed print.
How is this different from the open house poster maker?
The open house poster advertises an event: a date, a time and a banner. This flyer is the for-sale handout for the property itself, with the price, the facts, a feature list and your contact details, to leave on a kitchen counter, pin in a window box or attach to an email.
Should I choose US Letter or A4?
Use US Letter (8.5 × 11 in) in the United States and Canada and A4 (210 × 297 mm) almost everywhere else. If the size does not match the paper in the printer, the print dialog will scale or crop the flyer.
What should the QR code link to?
Whatever you want a buyer to open next: the full listing page, a photo gallery, a video tour or a booking form. Paste an https link and a QR code appears on the flyer; leave the field empty and there is no QR code. Print a test copy and scan it with a phone before you print a stack.
What size should my photo be?
Aim for at least 1,500 pixels on the long side. Smaller photos print soft, and the tool warns you if the photo you chose is under 1,200 pixels wide. The photo is cropped to fill its space, so choose one with the subject near the middle.
Do I need an Equal Housing logo or licence number on my flyer?
That depends on your brokerage and your local rules, and this tool cannot tell you which apply. Many brokerages ask for a logo, a licence number or a brokerage name on printed marketing. Add it with your logo upload or the brokerage line, and check with your brokerage before you print. The tool does not check your wording for fair housing either; the free fair housing copy checker can help with that.
