Why give sellers a prep checklist
Most sellers want to help but do not know what a buyer notices. A written list turns “make the house look nice” into specific jobs they can do over a few evenings and tick off. It also gives you something to go through together at the listing appointment, and a reason to call before photos if the list is not done.
What the list covers
- Whole home: deep cleaning, decluttering, lighting, small repairs and smells.
- Curb appeal and entry: the first thing a buyer sees, and the first thing in your listing photos.
- Room by room: living areas, kitchen, dining, bedrooms, bathrooms, office, storage and the garden.
- Photo and showing days: what to put away, who goes out, and what to leave switched on.
This is basic prep a seller can do themselves. It does not replace a professional stager, and whether a stager is worth the cost depends on the home, the market and the seller. Plan the photos once the list is done: see how to photograph a listing and the exterior and neighbourhood photo guide, and read the room-by-room staging guide for agents.
Using it with a seller
- Fill in the address, the seller’s name and your contact details.
- Untick the rooms and items that do not apply, and add anything specific to this home.
- Print it or save a PDF and give it to the seller at the listing appointment, with a date to be ready by.
- Book the photos once the list is done, and consider a listing reel made from those photos.

Common questions
Is the home staging checklist really free?
Yes. There is no signup and no watermark. The checklist is built in your browser and you can print it, save it as a PDF through the print dialog, or download it as a PNG image.
Does Kadapt see what I type?
No. The seller name, address, your contact details and any items you add are used only to draw the checklist on your own screen. Nothing is sent to Kadapt, stored, or used in analytics. The only thing counted is that someone pressed print or download, never what was on the list.
Who is this checklist for?
It is written for the home seller, to hand over before photos and showings. An agent adds their own name and contact details at the top so the seller knows who to call, then goes through the list together with the seller and removes anything that does not apply.
Does it replace professional staging?
No. It covers the basic jobs a seller can do themselves: cleaning, decluttering, small repairs and tidying each room. Professional stagers bring furniture, art and design skills, and some listings benefit from that. Whether it is worth the cost is a call for you and your seller.
Can I add my own items?
Yes. Untick any item you do not need, and add your own lines for each room in the box under that room. Each room keeps its own extra items.
When should the seller start?
Sooner is more comfortable. Cleaning, decluttering and repairs take longer than most sellers expect, and photos should be taken after the home is ready. Give the seller the list at the listing appointment and agree a date for the photographer or the first showing.
Is this legal or compliance advice?
No. It is a practical memory aid. Rules about what must be disclosed, what can be said in advertising and how a home may be shown differ by place and brokerage, so check your own and add anything they require.
