Home selling checklist
A printable seller timeline — prep, pricing, listing, showings, offers, escrow and closing, and moving — to hand to sellers. Edit the items, add your name and contact details and use the notes column beside every line. A general guide, not legal or financial advice. Nothing you type is sent or stored.

Why give sellers a timeline
Selling a home is a long list of small jobs with deadlines. A single sheet that shows what to do before listing, during showings and after an offer keeps sellers calm, reduces last-minute surprises and shows them how much work you do for them.
What the checklist covers
- Prep: decluttering, repairs, deep clean, documents and photos.
- Pricing: comparable sales, a pricing conversation and what the sale will net.
- Listing: photos, description, signage and going live.
- Showings and offers: access, feedback, comparing offers and counteroffers.
- Escrow and closing: inspection, appraisal, repairs, paperwork and final walk-through.
- Moving: utilities, keys, and leaving the property ready for the new owner.
It is a general guide, not legal or financial advice. Disclosure rules and timing vary by location, so edit the list to match how things work where you practise.
Using it
- Add the seller name, the property and your contact details.
- Untick items that do not apply and add local ones (disclosure forms, association documents) as extra lines.
- Print it, or save a PDF or PNG, and go through it at the listing appointment.
- Refer questions about tax or contracts to a licensed attorney or tax adviser.

Common questions
Is the home selling checklist really free?
Yes. There is no signup and no watermark. The checklist is built in your browser and you can print it, save it as a PDF through the print dialog, or download it as a PNG image.
Is this legal or financial advice?
No. It is a general guide to the usual stages of selling a home. Rules, disclosures, fees and timelines differ by state, country and lender, so sellers should check each step with a licensed attorney, tax adviser or other qualified professional.
What stages does it cover?
Preparing the home, pricing, listing and photos, showings, offers, escrow and closing, and moving out. Each stage has its own short list with a tick box and a notes line.
Can I edit the items and add my own?
Yes. Untick anything that does not apply and add your own lines in the box under each stage, such as a local disclosure form or an association document. Each stage keeps its own extra items.
What is the notes column for?
Every item has a tick box and a notes line beside it, for a date, a contractor name, a price or a question for your agent.
Does Kadapt see what I type?
No. Your name, contact details, the property address and any items you add are used only to draw the checklist on your own screen. Nothing is sent to Kadapt, stored, or used in analytics. The only thing counted is that someone pressed print or download, never what was on the sheet.
Why is everything about the process and the property?
The checklist covers the paperwork, the preparation and the building. It does not prompt anyone to judge buyers or neighbours, which keeps it clear of fair housing problems.
